A cleaning contract is easy to sign and surprisingly hard to unwind once you realise it isn't working. A short conversation before you commit can save months of frustration later. Here are the questions worth asking, and why each one matters.

Any legitimate commercial cleaning business should be able to produce a current certificate of currency without hesitation. Hesitation or vague reassurance here is a real warning sign.

Rotating, unfamiliar staff tend to miss more and adapt less to your specific space. A provider who can commit to a consistent team — and explain how they handle staff leave or turnover — is telling you something real about how they operate.

Ask for the scope in writing, not a verbal summary. Vague scopes are where disputes start — usually months in, once both sides remember the agreement differently.

Every provider occasionally misses something. What matters is whether there's an actual process for reporting it and getting it fixed, rather than an informal "just let us know" with no real mechanism behind it.

Understand what you're actually committing to — length of term, how pricing can change, and how much notice either side needs to give to end the arrangement. This should be a straightforward answer, not a redirect to fine print.
